What we usually walk into

Turnovers in Vancouver, WA and Portland, OR are rarely a clean unit with one couch. It is a one-bedroom apartment in a three-story walk-up in Cascade Park or Orchards with a mattress, a dresser, a TV, bags of clothes and a fridge nobody emptied. An eviction cleanout, what some managers call a trash-out, adds the kitchen: pots, a microwave, whatever the lockout left behind. In Portland it is more often a fourplex in Montavilla or Sellwood with a basement storage cage, or a rental house with a full garage.

Then there is the dumpster pile: a sectional and a box spring that appeared at the enclosure over the weekend. We haul that away with the unit, or as its own junk pickup.

What a turnover costs

Truck size is the price. Online it is $99 for a minimum pickup, $189 for a quarter truck, $369 for a half, $549 for three quarters and $739 for a full truck.

We size the load on site, before anything goes on the truck: we walk the unit, send you the tier by text or call, and load once you say yes. No revised number at the end.

What pushes a move-out cleanout up a tier is volume: a second bedroom of furniture, a packed patio, a garage full of boxes. Stairs beyond one flight add $25 per flight. An elevator, or a third floor and above, adds $25 per job. A carry over 100 ft from the truck adds $25 per job. Leftover remodel debris is $50 per quarter truck on top of the truck price. The full ladder is on the pricing page.

How the visit goes

We bring the truck, a dolly and bags, photograph the unit before we touch anything, load it, broom-sweep, photograph it again and lock up.

You do not need to bag anything, stage anything at the curb or separate the recycling. A car, a locked safe or anything that looks contested stays where it is, flagged in the photos.

Where it goes

TVs and monitors are accepted at no charge under WA E-Cycle. Refrigerators carry a coolant fee at the station; our fridge price includes it.

Metro takes mattresses free, up to 4 per trip, and electronics free under Oregon E-Cycles, up to 7 per trip. We pass both on, so a Portland unit with two mattresses and a TV pays no disposal on those pieces.

Before any of that, clean furniture and working appliances go to donation and metal goes to scrap. The donation receipt comes with the invoice when there is one. Everything else is on what we take.

How this differs from commercial and office work

Commercial junk removal is for shops, jobsites and recurring accounts, where the pile is pallets, fixtures and jobsite scrap. Office cleanouts clear desks, cubicles and e-waste after hours. Property management junk removal is the rental unit between tenants: household furniture, mattresses and abandoned appliances, photographed unit by unit.

Before you book

Can you clear several units in one visit? Yes. Book the largest one and list the other unit numbers in the notes. We size each on site and itemize them by unit on one invoice, so you can bill back the right deposit.

What if something in the unit is supposed to stay? Tell us in the notes: the fridge, the blinds, the washer. We photograph before we start and leave anything on the keep list where it is.

How soon can you get to a turnover? The calendar shows open 2-hour windows up to 7 days out with a 2-hour lead time. Pick the earliest open one. Book online and the online price applies.

What we take

  • Furniture and mattresses left after a move-out
  • Abandoned property after an eviction
  • Common area and dumpster-side dumping
  • Storage lockers and unit garages
  • Appliances the tenant left behind

Something else in the pile? See everything we take.

What we do not

  • Biohazard cleanup, needles or animal waste; we can refer a certified company
  • Property under an active tenant claim until the hold period ends

Price

A one-bedroom turnover is usually a quarter truck at $189 or a half at $369. Larger units and garages run to a full truck at $739. Full price list.
