What we usually walk into

Hoarding cleanouts in Vancouver, WA and Portland, OR tend to start with one room, not the whole house. A back bedroom in a 1970s ranch that has not been opened in years. A basement in an older bungalow with paper and boxes stacked to the joists. A manufactured home where the hallway is a path and the kitchen counters are gone.

The pile is rarely heavy. It is deep, and it is mixed. That is what makes a hoarder house cleanout different from an ordinary junk pickup: we go through it with you first.

What it costs

Priced by the truck, on the same ladder as every job on our pricing page. A single hoarding room is usually a full 16 cubic yard truck: $739 booked online, $759 by phone. A lighter room is often a 3/4 truck at $549 online or $569 by phone, and a half truck is $369 online, $389 by phone.

We size the load on site, before anything goes on the truck: we name the tier and you say yes before we lift a bag.

Volume is what moves a job up a tier.

How the visit goes

We bring contractor bags, totes for the keep pile, gloves, masks, a dolly and a ramp. You book a 2-hour window and do three things: clear a spot for the truck, tell us who has the final say, and point at the room. You do not need to pre-sort, bag anything, carry anything, or have every decision made before we arrive.

We work in one direction across the room, hold up anything that is not plainly trash, and set it in keep, donate or haul away. Cash, photos, documents and medication go in a box for you. When the truck is full we stop, sweep, and book the next load if you want it.

Where it goes

Donation first, recycling second, transfer station last, and the disposal fees are already in the price. Clean, usable things go to donation, and that call is yours.

TVs and monitors come off the load first and go through E-Cycle Washington at no charge. A refrigerator under the pile carries a coolant fee at the station; that fee is inside our price, not added to it.

Metro takes up to 4 mattresses and up to 7 electronics per trip at no charge, and we pass that on. Everything else is on the what we take page.

How this differs from nearby services

Residential junk removal is for a pile that is already decided: you point, we load. Garage and storage cleanouts is the same for a garage bay or a storage unit, sorted and swept in an afternoon. Estate cleanouts go room by room through a whole house after someone has died or moved out, photographed, with donation receipts. A hoarding cleanup is slower than all three because the resident is deciding as we go, and it usually takes more than one trip. Many firms quote by the hour. We quote by the truck.

Before you book

Do you take the whole house in one visit? Not usually. One room is a full truck, and the next room gets its own window so nobody is rushed. Two loads in a day is possible when you want it.

Who decides what leaves if the resident is not there? Tell us at booking who has authority over the property. We take direction from that one person on site.

Do you clean once the room is empty? We sweep and bag loose debris. Deep cleaning is a separate trade and not part of the visit.

What we take

  • Household accumulation of any kind
  • Paper, boxes, clothing, food packaging
  • Furniture and appliances underneath
  • Biohazard-free debris

Something else in the pile? See everything we take.

What we do not

  • Biohazard (needles, animal waste, mold remediation); we can refer a certified company
  • Structural demolition; see light demolition for decks, sheds and flooring

Price

By the truck. A single room is typically a full truck at $739. Full price list.
