What we usually walk into

By the time someone books an estate cleanout, the family has been through the house once. What is left is everything nobody wanted to decide about. In Clark County that is often a 1970s ranch or a manufactured home with a carport used for storage, a chest freezer in the garage and a shed of tools. On the Portland side it is more often an older house with a basement and an attic, both full.

The rooms look the same either way: a bedroom set in every bedroom, a sofa and a recliner, a kitchen of dishes, closets of clothing, a console TV, boxes of paperwork, and then the garage.

What an estate cleanout costs

We price by the truck, not by the hour. A 1/2 truck is $369, a 3/4 truck is $549 and a full truck is $739 when you book online. A small final pass is a 1/4 truck at $189.

The size is decided on site, before anything goes on the truck. We look at what is leaving, name the tier, you say yes, then we load. A two-bedroom home usually lands at a 3/4 truck. A full truck is the first pass on a larger house, and a second load in the same visit is priced the same way.

What pushes a job up a tier is volume and access. The garage on top of the house is the usual reason a 1/2 truck becomes a full one. The full price list has every add-on.

How the visit goes

We bring the truck, dollies, moving blankets, painter’s tape and a phone for the photos. You walk us through once, in person or by a list and photos by text, and tell us which rooms are keep and which are clear.

You do not need to lift anything, break down beds, empty dressers, disconnect the washer or drive to the dump. You do not need to sort for donation either; we pull the usable furniture, dishes and clothing as we go and haul away the rest.

Where it goes

Donation first. Anything still usable goes to a donation drop. Metal like bed frames and appliances goes to scrap. What is left is disposal.

Camas and Washougal homes go to the Washougal Transfer Station at the same rate. TVs and monitors are accepted at no charge under WA E-Cycle. Refrigerators carry a coolant fee at the station, which is why our fridge price includes it.

Metro takes mattresses up to 4 per trip and electronics up to 7 per trip at no charge, and we pass that on.

How this differs from our other cleanouts

Residential junk removal is a pile you point at: the old sofa, the bags from a cleanup you already did. An estate cleanout is the whole house, and the sorting is part of the job. A garage and storage cleanout is one packed space where most of it is going. A hoarding cleanout is about volume and conditions, often runs more than one day, and comes with an unmarked truck on request. An estate is a house full of someone else’s things, and it comes with a paper trail for whoever is settling it.

Before you book

Can you come after the estate sale? Yes, often. Whatever did not sell is usually a 1/2 or a 3/4 truck.

Can I leave a few pieces behind for the family? Yes. Put painter’s tape or a sticky note on anything that stays and say so at the walk-through. We work around it.

Does the invoice work for probate? It lists the truck size and any add-ons and goes by email to whoever you name, so it files with the estate’s other records.

What we take

  • Furniture, boxes, clothing, books
  • Garage and shed contents
  • Appliances and electronics
  • Yard and patio items

Something else in the pile? See everything we take.

What we do not

  • Paint, chemicals, propane, ammunition; we point you to county HHW days
  • Vehicles and boats

Price

Priced by the truck: half $369, full $739. Most homes take one to three trucks. Full price list.
